Old Lyme Properties Corp will provide all necessary site work, including permit acquisition, field inspections, excavation for foundation, trenching and scheduling of utility connections, engineered septic system, well, paved driveways, and entry sidewalks.

  • Footer: 8”x24” 3000 PSI concrete

  • Walls:

    • House - 8”x96” 3000 PSI concrete

    • Garage - 8”x3’6” 3000 PSI concrete

  • Slabs:

    • house - 4” nominal 3000 PSI concrete over 8” 3/4” gravel sub base

    • Garage - 4” nominal 3000 PSI concrete with reinforced steel matting over 8’ 3/4” gravel sub base.

  • Sealer: Asphalt coating brushed on

Floor System

  • Joist: Floor joist @ 16” O.C

  • Bridging: Wood

  • Flooring insulated over unheated areas

  • Deck: Advantec, single floor, 3/4 tongue and groove, glued and nailed

  • Underlayment: 1/2” cement board in title areas

  • Carpet: 26 oz. carpet with 6 lb. rebound pad

  • Insulation: CertainTeed R-21 5.5” batt-type insulation, craft-faced vapor barrier

  • Siding: Composite siding; Miratec composite exterior trim

  • House wrap: Tyvek residential thermal wrap

  • Decking: Trex decking and railings with concealed fastening

 

Interior Wall System

  • Studs: 2”x4” Studding @ 16” O.C

  • Finish: 1/2”gypsum drywall with all corners taped, filled and sanded.

  • Ceiling: 1/2” gypsum drywall with smooth finish, angles, with wall, taped, filled and sanded.

  • Paint: primed and 2- coats Benjamin Moore Paint

Roof System

  • Trusses: 24” O.C. common truss pre-engineered for 40#LL

  • Deck: Huger 1/2” with zip roofing and zip tape

  • Roofing: Certain Teed architectural shingles. Standing seam metal roof where required

  • Insulation: CertainTeed R-38 (12”) blown type insulation

  • Ventilation: Continuous roof vent at ridge and continuous eaves vent

  • Eaves: Aluminum fascia and vinyl soffit, size per plan

Millwork

  • Exterior Doors: Therma-Tru 1 3/4” steel clad, 6 9/16” jamb, with brick molding, adjustable sill, thermal break, aluminum threshold, weather-stripping, and key- in-knob and deadbolt lock set, painted

  • Interior doors: Six panel modeled hollow core, with two coats white latex paint finish, winging and bi-fold doors, sized per plan

  • Hardware:

    • Exterior - Schlage “Plymouth CSV” key-in-knob and dead-bolt-set

    • Interior - Schlage “Plymouth CSV” privacy locks on baths and bedrooms

  • Interior Trim: wood colonial (3/4” x 3 1/2”) base, (11/16” x 2 1/4” ) window and door casing with two coats white paint

  • Window: Andersen “400 Series” white vinyl-clad exterior with insulated high performance low-E4 glass, locks

  • Shutters: Per Plan

  • Kitchen: Custom solid wood cabinetry or builder choice

  • Countertops: Granite, quartz choice of colors and edges or builder choice.

Appliance

  • Kitchen: Builder to decide based on availability… range, range hood, microwave, refrigerator, dishwasher.
